Schematic Design & Land Feasibility Evaluation

Our “Pre-Flight Check” can be conducted in person, or virtually as the first stand-alone service in our “Signature Design Process”.

It helps potential clients who want to verify design options or land feasibility before they purchase, or make a heavy investment for a full architectural design.

Ideally BEFORE developers complete a full architectural design, or a potential land purchase – we do a deep dive to answer 3 fundamental questions:

Clarity

What site constraints, municipal regulations, environmental factors and other considerations could impact the project’s feasibility and timelines?

Profitability

What design options and/or solutions will improve your commercial finance strategy, and maximize your long-term return on investment?

Alignment

How can your building be designed to leverage provincial and federal funding opportunities, and what financial programs are available?

We reviewed an existing design and came up with a solution to help a multi-residential developer gain 15 apartment units, making the building more viable to from a funding perspective – while expediting project pay-off months ahead of the original timeline.

A developer came to us before making the decision to purchase commercial land. Prior to even having preliminary building schematics, we identified topographic restrictions which made the land unusable for the developer’s intended purpose.

A denied building development plan was eventually approved, with design changes previously unconsidered. As a result we were able to improve the building’s liveability, rethink the parking design to preserve tenant sightlines (part of the municipality’s vision) – while speeding up project approval.

A commercial realtor came to us and asked if we would evaluate the land and verify opportunities for potential developers. As a result, the realtor was able to sell his client’s land above asking price, by including the Preliminary Land Use Evaluation to potential investors.

How it Works

After an initial intake meeting to assess your site location and project plans, our team goes to work.

With 800+ commercial and residential design projects across Atlantic Canada under our belts, we have a deep understanding of evolving municipal, zoning and regulatory standards. Backed by this expertise and insight, we assess your site to deliver an optimized, feasible and practical design.

On average our Pre-Flight Check requires between 2-4 weeks to fully complete.

Our Pre-Flight Check includes a schematic site plan, boxed out floor plans, a design summary, and a list of proposed variances if required. This comprehensive approach gives developers a clear understanding of their property’s potential, feasibility and the key information needed to navigate approvals and ensure the project’s success before it leaves the ground. As an option, we can include a meeting with the municipality as part of our schematic design package. This provides an opportunity for early engagement and helps support the overall project process.

This initial step in our design process clarifies the path forward, setting the foundation for a well thought out and viable design.
